When a client comes to Peacock Signature Homes, they are not purchasing a construction service. We are the vessel through which that vision travels from drawing to reality. We do not lead it. We do not compromise it. A note on scope: Peacock Signature Homes takes on one to three commissions per year. Not because of capacity – because of standard. Each commission receives the full presence of the principal builder from the first conversation to the day the keys are handed over. Design Collaboration
We enter the process during design development, before anything is locked. Working alongside your architect, we provide constructability review, honest preliminary budgets tied to real subcontractor pricing, long-lead material planning, and permit coordination. The commission is protected before a shovel turns -- because the distance between what was designed and what can actually be built is where visions quietly die.
The Build
Every trade on a Peacock Signature Homes commission is performed by a personally curated network of specialty craftspeople - selected because their work is worthy of a home that will stand for a hundred years. The right hands for this specific work, managed by one builder from the first mobilization to the final punch list.

Every Peacock Signature Homes project runs on a cost plus fee structure -- you see every subcontractor invoice, every material receipt, and a full budget-versus-actual update with every milestone draw. No hidden margin. No incentive to substitute. The builder's interest and the vision's integrity pointed in exactly the same direction.

The Commission Model
When You Commission a Work of Art, You Deserve to Know Where Every Dollar Goes.
A fixed price contract asks you to trust a number. To believe that what was bid reflects what will actually be built, that the materials specified will be the materials installed, that the vision will survive the distance between the drawing and the field.
That is a great deal of faith to place in a number.
Peacock Signature Homes operates exclusively on a cost plus fee structure because the commission deserves better than faith. Our fee is an agreed percentage of verified construction cost, stated before anything begins and visible throughout. Every subcontractor invoice is yours to see. Every material receipt is documented. Every dollar tracked against the budget and reported with every milestone draw.
There is no hidden margin protecting a number. There is no pressure that bends the work away from what was commissioned. There is no incentive to substitute a lesser material, rush a trade, or treat a change as a threat. The builder’s interest and the vision’s integrity point in exactly the same direction from the first mobilization to the day the work is named and handed over.
The person who sits across from you before the contract is signed is the same person standing in that home the day your certificate of occupancy is issued. One builder. One standard. One point of accountability for every decision made in the execution of your commission.

Do I need an architect before contacting you?
You do not need to have an architect selected before reaching out, but you will need one before construction begins. Peacock Signature Homes has select Architect Partners to choose from, or bring your own drawings and designs. We can work with either.
Why do you only take one to three projects per year?
Because that is what it takes to be personally present on every one of them. This is not a volume business. Limiting our project count is how we protect the standard of work this brand is built on. When you build with Peacock Signature Homes, you get the principal builder on your job site, not a project manager you have never met.
What is cost plus pricing and why do you use it?
Cost plus means your builder fee is a fixed, agreed percentage of the actual verified construction cost. You see every invoice from every subcontractor and supplier. There is no hidden margin built into a lump sum price. We use this model because it eliminates the central conflict of interest in fixed price construction — where a builder’s profit depends on the gap between what they bid and what things actually cost.
