What is Peacock Signature Homes?
Peacock Signature Homes is a luxury custom homebuilder serving greater Cleveland, Ohio. We take on one to three fully custom residential projects per year at the $2,000,000 and above level. Every project is personally overseen by principal builder Cody Peacock from pre-construction through certificate of occupancy.
Why do you only take one to three projects per year?
Because that is what it takes to be personally present on every one of them. This is not a volume business. Limiting our project count is how we protect the standard of work this brand is built on. When you build with Peacock Signature Homes, you get the principal builder on your job site, not a project manager you have never met.
What is your project minimum?
Our project minimum is $2,000,000 in estimated construction cost. This reflects the level of custom work, trade quality, and personal attention our model is built around.
What areas do you serve?
We serve greater Cleveland and surrounding markets in Northeast Ohio. We are based on Cleveland’s west side and have deep relationships with municipalities, subcontractors, and architects throughout the region.

What is cost plus pricing and why do you use it?
Cost plus means your builder fee is a fixed, agreed percentage of the actual verified construction cost. You see every invoice from every subcontractor and supplier. There is no hidden margin built into a lump sum price. We use this model because it eliminates the central conflict of interest in fixed price construction — where a builder’s profit depends on the gap between what they bid and what things actually cost.
What is your builder fee?
Our builder fee is 15% to 20% of total verified construction cost, agreed in writing before the project begins. The exact percentage depends on project complexity and scope.
Does cost plus mean the project has no budget?
No. Every Peacock Signature Homes project begins with a detailed preliminary budget built on real subcontractor pricing, not rule-of-thumb estimates. That budget is tracked against actual costs throughout the build and updated with every draw package. You always know where you stand.
